What we do

We manage rural land projects from acquisition through the sale of finished lots. Our capital partners fund the land, and our team handles or coordinates every step below, bringing in licensed surveyors, engineers and contractors where the work calls for them.

01

Acquisitions

Every project starts with the right ground. We look for rural tracts where access, zoning and utilities line up with what local buyers want, and we run due diligence on title, legal description, tax status and recorded easements before closing.

02

Surveys

We work with licensed surveyors on boundary surveys, lot layouts and plat drawings. Lot lines are drawn around road frontage, setbacks and minimum lot sizes so the plan holds up at the county and gives each buyer a clean legal description at closing.

03

Entitlement

Before a lot line gets drawn, we confirm what the property can legally become. That means reviewing zoning, subdivision regulations, lot width and frontage rules, and any health department or utility requirements, then shaping the project plan to fit them.

04

County Approvals

We manage the subdivision process with the county, including preliminary and final plat applications, planning staff coordination and responses to review comments, through to a recorded plat.

05

Development

This is the physical work that makes a lot usable. We scope and coordinate road and driveway access, legal access easements, and power and water service so lots reach market with the access and utilities a buyer needs to build.

06

Lot & Site Management

Once lots are ready, we keep the project moving. We handle site upkeep, coordinate with listing realtors and title companies, and manage each closing until the last lot is sold.
